The median list price for a single-family home in Carmel Valley this week is $1,377,500, representing a slight downward trend compared to the previous week. The least expensive active home in Carmel Valley is $748,000, while the most expensive list price is $10,000,000. With 72 active single-family home listings, the average days on the market for these homes has increased to 120 days, with half the listings coming on the market in the last 94 days. Fifty-five percent of the sellers who have listed their homes in Carmel Valley have taken a price decrease. I have seen a decrease in inventory over the last few weeks with a high level of demand.

The Market Action Index answers the question “How’s the Market?” by measuring the current rate of sale versus the amount of the inventory. Index above 30 implies a seller’s advantage. Below 30, conditions give the advantage to the buyer. Currently, the Market Action Index in Carmel Valley stands at 41.25.

It is clear to see that homes in Carmel Valley in most of the quartile market segments have seen prices stabilized recently. Only Quartile 4 shows any price increases in the last few weeks. In my opinion, it seems that buyers are focusing on the lowest price homes in the area.

Many people looking for homes in Carmel Valley flock to Pacific Highlands Ranch in Carmel Valley. Just east of Carmel valley, this new master planned community built by Pardee Homes offers so many fantastic amenities and it is considered a very popular place to live.   People love it for so many reasons.  Some of these reasons include: close proximity to the freeway, beach and great retail, some of the top rated schools in California, a state of the art community center that includes a gym, Olympic sized pool, Jacuzzi and kiddie pool and water play area.

Delicious Breakfast in Carmel Valley

One of the best parts of living in Carmel Valley, aside from great schools, quick access to the 5 freeway, and amazing restaurants and shopping is a new place to have breakfast called Snooze.  Snooze opened in September 2013 and focuses on offering the highest level of ingredients mixed with recipes that are made from scratch!  Snooze offers breakfast and lunch and I can tell you that the food is so good, there is a crowd in front that waits in line sometimes up to an hour at a time.  Snooze offers organic coffee and Snooze composts, recycles, and uses recyclable materials whenever possible.

 

 

From cheesy hash browns, chorizo stuffed breakfast burritos, sweet potato pancakes, and vanilla almond oatmeal brulee, Snooze fans say each ingredient melts in their mouth.  The décor of Snooze has a feel of a 1950’s diner with updated more modern touches.  The cool thing about this restaurant is that it is a place that brings the community of Carmel Valley together.  You may see your neighbor, a dad and son after football practice, a school mate, or a dear friend at breakfast or lunch.  A community gathering place with delicious food is what Snooze offers to Carmel Valley!  Come give it a try!
